The site was formerly occupied by The Angel public house. Built in the Victorian era, the Angel first operated as a ‘grand saloon bar and hotel’ that was famously run by the Bale family whose other colourful pastime was as The Royal Zanettos, a troupe of English jugglers who performed in music-halls in the late 1800s/early 1900s. The pub finally closed its doors in 2011 and was subsequently bought by Lexadon in 2012.
The site at 354 Coldharbour Lane lies approximately 400m from the eastern end of Coldharbour Lane, close to the junction with Brixton Road and is situated within the popular Loughborough Park conservation area, which contains a number of buildings that are of historical and architectural interest around Loughborough Park.

Before its renovation, the property comprised the three-storey, Victorian pub at the front (road-facing) and a two-storey building at the rear that was split into five large units running along two sides thereby forming a central courtyard. Following planning approval, Lexadon built three two-storey mews houses within the footprint of existing outbuildings while the upper floors of the existing public house were extended by another storey and renovated to provide eight apartments made up of three one-bedroom, four two-bedroom and one three-bedroom units. Refuse, cycle storage and a communal amenity space were also created within the existing courtyard.
Following the development’s completion, it wasn’t long before all the houses and flats were successfully rented out while the commercial space on the ground level was leased by Mamma Dough, a pizza restaurant famous for its sourdough pizzas, in September 2015. The restaurant is still baking pizzas in the unit today!
354 Coldharbour Lane is situated within the main shopping area in Brixton.
