The houses on the site, thought to have been built in the 1870-80s, retain many original features typical of the period. However, there has been limited investment in the properties over the last 30 years and, as such, they have become rundown and require a lot of TLC. Lexadon therefore plans to rejuvenate the existing site through the extensive rebuilding, restoration and extension in order to create a high-quality residential environment.

A number of bus stops are located within a five-minute walk of the site at Old Town to the south and Wandsworth Road to the north, and the A3, a major arterial route linking Central London and the motorway network to the west, is also within easy reach. 

Of particular note is the fact that the site lies just 400m to the north of the popular Clapham Common which boasts 220 acres of green space and often plays host to concerts, theatre performances and sporting events.
